Hyderabad Land Auction Shatters Records: 6.29 Acres Sold for ₹1,491 Crore at ₹237 Crore Per Acre

In a landmark moment for India’s real estate sector, Hyderabad has rewritten property market history after a premium 6.29-acre land parcel in Raidurg Knowledge City was auctioned for a staggering ₹1,491 crore, translating to an unprecedented ₹237 crore per acre. The record-breaking land deal has emerged as one of the costliest government land auctions ever witnessed in the country, highlighting Hyderabad’s rapidly growing dominance as a commercial and IT investment hub.

The mega land auction was conducted by the Telangana Industrial Infrastructure Corporation (TGIIC) in Raidurg Panmaktha, one of Hyderabad’s most premium commercial corridors located near the city’s thriving IT ecosystem. Reports suggest that the winning bidder, Gowra Ventures Pvt Ltd, plans to develop a large IT office tower alongside a mixed-use commercial development on the acquired land parcel.

The ₹237 crore per acre valuation has surpassed Hyderabad’s previous land auction benchmark of ₹177 crore per acre recorded in 2025, signaling strong investor confidence in the city’s long-term economic growth. Industry experts believe Raidurg’s strategic location near HITEC City, Financial District, Gachibowli, T-Hub, and major corporate campuses played a crucial role in driving aggressive bidding during the e-auction process.

The record auction has also provided a massive revenue boost to the Telangana government, with TGIIC generating nearly ₹1,500 crore from just one land parcel. Officials indicate that limited availability of premium commercial land in Hyderabad’s western corridor, combined with strong office space demand, has significantly pushed land valuations upward.

Real estate analysts view this development as a major indicator of Hyderabad’s booming commercial property market. With growing IT investments, infrastructure expansion, and increasing demand for Grade-A office spaces, Raidurg and Knowledge City are emerging as some of India’s most valuable real estate destinations.
